  • The reception is open from 9.30 to 12.30 and from 16.30 to 19.30.
  • Wi-Fi only in the reception area which covers the entire width of the estate.
  • Check-in is from 4:00 PM to 8:00 PM. Early check-in from 1:00 PM to 4:00 PM costs €20.00, and before 1:00 PM costs €50.00.
  • Check-out by 10.00 am.
  • Late check-in: Check-in is possible between 8:00 PM and 12:00 AM for an additional fee of €50, and between 12:00 AM and 1:00 AM for an additional fee of €100. Late check-in must be communicated at least 24 hours in advance and only after prior agreement has been reached and accepted by the reception desk.
  • Late check-out: Check-out is possible between 10:00 and 11:00 am with 24 hours' notice and subject to availability, for an additional fee of €20. Check-out after 11:00 am is possible, subject to prior notification sent and accepted by the reception, for a fee equal to 50% of the daily rate.
  • Free unattended parking inside the estate.
  • Luggage storage in the reception.
  • Shuttle to Brindisi or Bari airport or Lecce train station for a fee on request to be booked well in advance.
  • Paid "ape" buggy service for excursions or city tours.
  • Agreement with the La Castellana lido with 10% discount.
  • Agreement with the White restaurant on the seafront with 10% discount.
  • Agreement with the Fimmine restaurant in Masseria Montelauro with 10% discount.
  • The following terms and conditions will be deemed to have been viewed and accepted upon confirmation of the booking.
  • Prepaid rate: A 30% deposit is required to confirm your reservation. This deposit must be paid within 48 hours of booking, otherwise the reservation will be cancelled. The balance is due upon arrival. In the event of cancellation or no-show, there will be no refund, but the deposit may be used to change the date of your stay.
  • Standard rate: A credit card is required to confirm your reservation. Cancellation is free up to 15 days before arrival. After 14 days, the rate is non-refundable, and the balance of the stay must be paid by that date.
  • Children from 0 to 2 years stay free if they sleep with their parents.
  • Payment methods Payment can be made by credit card, indicating the data and withdrawal authorization in the booking, or by bank transfer made out to:

  • Tourist tax (from 12 years old): in the months of June and September 1 euro per day (per person for a maximum of 7 days); in the months of July and August €1.50 per day (per person for a maximum of 7 days).
  • The return of the clean kitchen (without dishes to wash) is mandatory. Supplement alternatively €30.
  • Small and medium-sized pets are allowed only in the apartments, not in the rooms, and must be communicated at the time of booking, with a supplement of €50.
  • Daily cleaning is not provided.
  • Final cleaning is included in the price. A cleaning service is available upon reservation at a cost of €24 per hour (for two people). Requests must be made directly to reception the day before arrival. Saturdays and Sundays are excluded.
  • It is possible to book a taxi service to and from Brindisi or Bari airport and Lecce train station. This must be agreed in advance, especially regarding the price and number of people, with the reception, which, in turn, will have to contact the company to which it is linked to provide this service.
  • Bed linens and towels: first set free. Additional optional supplies (per person, per change. Table linens not available) are €20.
  • Camp sun loungers €50 per week.
  • High chairs €50 per week.

  • Parcheggio non custodito all’interno della tenuta gratuito.
  • Tassa di soggiorno: nei mesi di  di giugno, settembre e ottobre 1 euro al giorno (a persona per un massimo di 7 giorni); nei mesi di luglio e agosto euro 1.50 al giorno (a persona per un massimo di 7 giorni).
  • Deposito cauzionale (da restituire) per eventuali danni di € 200
  • A conferma della prenotazione è richiesto il pagamento di una caparra pari al 30% del costo del soggiorno, da versare entro 48 ore dalla prenotazione pena la cancellazione della prenotazione stessa.
  • Obbligatoria la riconsegna della cucina pulita (senza stoviglie da lavare). Supplemento in alternativa € 30.
  • La pulizia giornaliera non è prevista.
    E’ possibile, su prenotazione, richiedere il riassetto dell’appartamento che avrà un costo di € 24 all’ora (due persone); la richiesta dovrà essere effettuata il giorno precedente direttamente in reception. Sono esclusi il sabato e la domenica.
  • Biancheria da letto e da bagno. Facoltativa (A persona, a cambio. Tovagliato non disponibile) € 20.
  • Aria condizionata. Facoltativa (solo per Orsa Maggiore 4, Triangolo Boreale 3) € 50 a settimana.
  • Animali ammessi solo se di piccola taglia, e previa comunicazione all’atto della prenotazione, con supplemento € 50.
  • Lettini campo € 50 a settimana.

  • Dal momento della prenotazione al 60° giorno precedente l’arrivo la cancellazione è gratuita.
  • Dal 60° al 45° giorno precedente l’arrivo, 30% di penale.
  • Dal 45° al 14° giorno precedenti l’arrivo, 50% di penale.
  • Dal 14° al 7° giorno precedenti l’arrivo, 70% di penale.
  • Entro i 7 giorni precedenti l’arrivo, 100% di penale.
  • In caso di mancato arrivo per una prenotazione sotto data, il 100% di penalità.
