The entrance porch is furnished with armchairs and tables, while the gazebo coming out of the kitchen has a large table for outdoor dining.

The reception is open from 9.30 to 12.30 and from 16.30 to 19.30.
Wi-Fi only in the reception area which covers the entire width of the estate.
Check-in from 16.00 to 20.00. Early check-in has an additional cost of €20.
Check-out by 10.00 am.
Late check-in: check-in is possible between 8pm and midnight at an additional cost of €50 and between midnight and 2am at an additional cost of €100; late check-in must be communicated at least 24 hours in advance.
Late check-out: check-out is possible between 10.00 and 11.00 at an additional cost of €20. Check-out after 11.00 is possible by paying a cost equal to 50% of the daily rate.
Free unattended parking inside the estate.

Luggage storage in the reception.
Shuttle to Brindisi or Bari airport or Lecce train station for a fee on request to be booked well in advance.
Paid "ape" buggy service for excursions or city tours.
Agreement with the La Castellana lido with 10% discount.
Agreement with the White restaurant on the seafront with 10% discount.
Agreement with the Fimmine restaurant in Masseria Montelauro with 10% discount.

The following terms and conditions will be deemed to have been viewed and accepted upon confirmation of the booking.
Non-refundable rate: to confirm the booking, the balance of the entire stay is required to be paid within 48 hours of booking, under penalty of cancellation of the booking itself. In case of cancellation or no-show, no refund will be given.
Standard rate: Cancellation is free until the 15th day before arrival, from the 14th day the rate is no longer refundable and the balance must be paid by that date of the amount of the stay.
Children from 0 to 2 years stay free if they sleep with their parents.

The return of the clean kitchen (without dishes to wash) is mandatory. Supplement alternatively €30.
Daily cleaning is not provided.
It is possible, upon reservation, to request the tidying up of the apartment which will cost €24 per hour (two people); the request must be made the previous day directly at reception. Saturdays and Sundays are excluded.

Tassa di soggiorno: nei mesi di di giugno, settembre e ottobre 1 euro al giorno (a persona per un massimo di 7 giorni); nei mesi di luglio e agosto euro 1.50 al giorno (a persona per un massimo di 7 giorni).
Deposito cauzionale (da restituire) per eventuali danni di € 200
A conferma della prenotazione è richiesto il pagamento di una caparra pari al 30% del costo del soggiorno, da versare entro 48 ore dalla prenotazione pena la cancellazione della prenotazione stessa.

Obbligatoria la riconsegna della cucina pulita (senza stoviglie da lavare). Supplemento in alternativa € 30.
La pulizia giornaliera non è prevista.
E’ possibile, su prenotazione, richiedere il riassetto dell’appartamento che avrà un costo di € 24 all’ora (due persone); la richiesta dovrà essere effettuata il giorno precedente direttamente in reception. Sono esclusi il sabato e la domenica.
Biancheria da letto e da bagno. Facoltativa (A persona, a cambio. Tovagliato non disponibile) € 20.
Aria condizionata. Facoltativa (solo per Orsa Maggiore 4, Triangolo Boreale 3) € 50 a settimana.

Dal momento della prenotazione al 60° giorno precedente l’arrivo la cancellazione è gratuita.
Dal 60° al 45° giorno precedente l’arrivo, 30% di penale.

Dal 14° al 7° giorno precedenti l’arrivo, 70% di penale.
Entro i 7 giorni precedenti l’arrivo, 100% di penale.
In caso di mancato arrivo per una prenotazione sotto data, il 100% di penalità.
